Article 17 of the Regulatory Reform (Fire Safety) Order 2005
Article 17 of the Regulatory Reform (Fire Safety) Order 2005 makes it a legal requirement for all fire doors to be ‘maintained in an efficient state, in efficient working order and in good repair’.
This piece of legislation applies to fire doors installed in any building used for non-domestic purposes, and is also applicable to flats, houses of multi-occupancy and new build or newly renovated private properties with three or more floors.
Fire doors
Fire doors are used for fire compartmentation to protect escape routes. What this means is that, in the event of a fire, a fire door will act as a barrier and prevent fire and smoke from spreading to other areas of the building.
Doors are made up of several components that are subject to wear and tear and fire-resisting doors are no exception. In fact, fire doors are more susceptible to damage and wear and tear, particularly in high traffic areas.
Any slight adjustment to a fire door could render its performance inadequate and put lives at risk, should the worst happen.
Fire safety equipment
As with all fire safety equipment, fire doors should be regularly inspected to ensure that they are fit for purpose and comply with current legislation.
